We know that your property is unique and may require a different marketing and management strategy; however the following are some of the marketing strategies you can expect the Misa Limited consulting services to deploy on your behalf to ensure your properties are sold or let within a reasonable period:

  • Prepare and circulate marketing brochures/bulletin on the property to our numerous clients, prospective purchasers/tenants and professional colleagues.
  • Advertise in national newspapers and magazines in order to ensure the availability of the property is well circulated to direct prospective purchasers/tenants.
  • Displaying our board on the property to indicate they are vacant and ready for lease or purchase.
  • After circulation of brochures, bulletins and adverts we embark on a vigorous personal and direct follow up.
  • Offer the property to well-established organizations.
  • Negotiate the letting or sale/purchase of the property and prepare the relevant legal documentation.

We also provide the following services:

  • Pre-letting of properties under construction to minimize your costs.
  • Collection of rent and rendering statement of account at agreed intervals to owner.
  • For a fee our lawyers will draft and prepare leases and arrange their execution and registration.
  • Re-letting of vacant accommodation before the expiry date to avoid loss of income.  
  • Organizing efficient and suitable security and maintenance for the property.
  • Keeping proper records to ensure statutory notices, revision of rent notices and other notices are served at the appropriate time.
  • Advising on tenement rates and other rates charged by the authorities, negotiating and ensuring payment of same by the occupiers of the property.
  • Meeting all the landlord's statutory obligations including the payment of ground rent. Arbitrating disputes between landlord and tenant.

PROFESSIONAL FEES

We charge professional fees for the various consultancy services we render. These fees are based on the approved scale. For management services our fee is 7.5% of the gross rent collected plus an additional fee of 10% of the annual cost of the services so carried out in relation to the service charge.

MANAGEMENT FUNCTIONS

Management of a property requires much more than collection of rents and casual attention to repairs on an ad-hoc basis when faults are detected. At MISA we take management of properties seriously. We have a programmed and routine schedule for inspection and maintenance works in order to prevent faults developing thereby reducing cost to the owner.
