In view of the prevailing conditions in the country we tailor our letting terms and condition s to be as liberal and concise as possible in order to attract as many prospective tenants as possible. We will however exercise due care to ensure the terms and conditions do not jeopardize or adversely affect our client's interest.
After the letting of the property the management of the same is paramount. We view management of a property as a complementary
service to letting. Management is the machinery by which the covenants
are monitored to ensure compliance and also to ensure maximum returns are achieved in line with the owner's aims and objectives. To this end we will deploy our professional skill and experience in the management of the property as follows:
MANAGEMENT SERVICES PROVIDED BY MISA LIMITED 1. LETTING OF VACANT ACCOMODATION/RENEWALS
Short and long term leases will be tailored to suit our client's best interests.
Leases expire at different times unless the whole property is let at the same time or the tenancies are programmed to start on the same date.
When the agreement contains a renewal clause the renewal or otherwise of the lease will be confirmed from the tenant in writing three months before the expiration of the lease. Where tenants are vacating the demised premises the letting of such accommodation is arranged before the expiration of the lease of the outgoing tenant to enable new tenants take possession immediately.
2. SECURITY
In order to protect the property from deliberate damage and burglary and reassure tenants we usually advise owners to employ security men (at the tenants) expense.
3. RENT REVIEW
All leases drafted by out legal department/lawyers contain rent review clauses stating that the rent will be reviewed periodically especially at the expiration of a lease, subject to the prevailing property conditions in the neighbourhood. The property is thus guaranteed to enjoy the maximum rents in line with what obtains in the neighbourhood.
4. INSURANCE
We advise all our clients to insure their properties against unforeseen hazards such as fire, tornados, lightening and other acts of God. At the same time we also advise tenants to take out insurance for the contents of the property in order to protect their belongings. We can introduce you to reputable insurance companies. In addition, for a concessionary fee, we may carry out periodic insurance valuations on the property to ensure it is adequately insured.
5. EXTERNAL MAINTENANCE
We will ensure the physical structure of the building and its services are maintained and enhanced through a good maintenance culture. We will carry out regular inspections of building, walls, floors, windows, and doors among others to identify defects and (at the owner's request) subsequently arrange for appropriate remedial action.
7. LEGAL DOCUMENTATION
Our legal department is very adept in preparing all documentation regarding real estate taking into consideration the individuality of the transaction while falling back on their wealth of experience in the real estate industry.
